Roof replacement cost calculator

Roof area is your footprint plus overhangs times a pitch factor: 1.118 for a 6/12 roof. A 40 x 28 ft house with 1 ft eaves has about 14.1 squares of roof. Fixr's February 2026 average is $4.75 per sq ft installed, $3.75 to $11 by material, plus about $50 per square for tear-off.

Worked example

A 40 x 28 ft house, 6/12 gable roof

1 ft overhang on every side, simple gable, architectural shingles, one layer to tear off.

  1. Plan area with overhang: 42 x 30 = 1,260 sq ft.
  2. Roof area: 1,260 x 1.118 = 1,409 sq ft, or 14.1 squares.
  3. Order with 10% waste: 15.5 squares, about 47 bundles at 3 per square.
  4. Architectural shingles at $4.00-$16.00 per sq ft: $5,600-$22,500.
  5. Tear-off: 14.1 squares x $50-$150 = $700-$2,100.

Plan on roughly $6,300-$24,700 for about 15.5 squares of architectural shingles, tear-off included.

How we calculate

We take the footprint, add the overhang on every side, and multiply by the pitch factor, the square root of 1 + (rise/12)². That is plain geometry: a sloped roof is longer than its plan view. Dividing by 100 gives squares.

Shingles are ordered with a waste allowance for starter, ridge and cut pieces. Pearson's roofing calculator gives 5-10% for simple roofs and 15% or more when hips, valleys and dormers add cuts. Our presets of 10% (simple gable), 15% (hip) and 20% (complex) are assumptions within that guidance; set your own if your roofer gives one.

Prices are derived, not quoted: Fixr lists installed totals by material for about 2,000 sq ft of roofing (updated Feb 4, 2026), so we divide each total by 2,000 to get a cost per sq ft and multiply by your roof area. Tear-off is a separate line at Fixr's $50 per square average, with $150 as the high end for heavy tile or several layers; each extra layer adds $50 to the low end, never past $150. Fixr's per-material totals spread wider than its $3.75-$11 headline range because they span product grades and hard roofs, so read the band, not one number. Decking repairs, flashing, permits and steep or tall roofs are not included.

  • Roof replacement cost (Fixr, as of Oct 26, 2026): updated Feb 4, 2026; totals for a 1,700 sq ft home with ~2,000 sq ft of roofing: asphalt shingles $6,000-$10,000, architectural $8,000-$32,000, metal $14,000-$38,000, clay tile $14,000-$28,000, concrete tile $14,000-$24,000, slate $20,000-$60,000; average $4.75 per sq ft ($3.75-$11); tear-off and disposal average $50 per square, up to $150 for heavy tile or several layers; decking $2-$8 per sq ft
  • Roofing calculator (Pearson, as of Oct 26, 2026): pitch multiplier = sqrt(rise² + run²) / run; simple roofs may use 5-10% waste, complex roofs with valleys, hips, dormers or many cuts 15% or more; many asphalt shingles about 3 bundles per square
  • Don't fall short on shingles: how to estimate materials for roofing projects (Fine Homebuilding (Mike Guertin), as of Oct 26, 2026): a square covers 100 sq ft; three bundles per square is most common, heavier laminated shingles need four or five; waste rises with every hip, valley and obstruction

How to use this tool

  1. Measure the footprint

Length and width of the house, plus how far the eaves overhang.

  2. Enter the pitch

Rise per 12 in of run, from the plans, a pitch gauge or a phone app.

  3. Pick complexity and material

Simple gable, hip or a cut-up roof, and the roofing you want.

  4. Read squares and cost

Roof area, order squares with waste, bundles, and a cost range with tear-off.

Questions

How do I calculate how many squares my roof is?

Multiply the footprint plus overhangs by the pitch factor, then divide by 100. A 42 x 30 ft plan at 6/12 is 1,260 x 1.118 = 1,409 sq ft, about 14.1 squares.

How much does a roof replacement cost per square?

By Fixr's February 2026 totals, about $300-$500 per square for basic asphalt shingles, $400-$1,600 for architectural shingles, $700-$1,900 for metal and $1,000-$3,000 for slate, before tear-off.

How much waste should I add for roof shingles?

Pearson suggests 5-10% for simple roofs and 15% or more for roofs with hips, valleys and dormers. Ask your roofer what they order for your roof.

How many bundles of shingles are in a square?

Usually three for standard 3-tab and many architectural shingles; some heavier laminated shingles need four or five. Check the bundle label.

How much does roof tear-off cost?

Fixr puts tear-off and disposal at about $50 per square on average, up to $150 per square for heavy materials like concrete tile or several layers of shingles.

Does the estimate include new decking?

No. Fixr lists decking replacement at $2-$8 per sq ft, and roofers usually price it per sheet once the old roof is off. Ask for a per-sheet price in the bid.

Is the house's square footage the same as the roof's?

No. A two-story house sits on a footprint about half its floor area, and the pitch and overhangs then make the roof bigger than that footprint.
