Bathroom vanity size and clearance planner
Subtract the toilet's clearance from the wall, then pick the largest standard vanity that fits. The 2021 IRC needs 15 inches from a toilet's centerline to a side wall and to a vanity, so an 8 ft wall with a toilet leaves 66 inches: a 60 inch vanity. NKBA recommends 18 inches, leaving exactly 60.

Toilet depth starts at 29 in, our placeholder. Measure your toilet or read its spec sheet.
Largest standard vanity
60 in
Room for two sinks; up to 66 in fits by the IRC minimum.
| Wall length | 96 in |
|---|---|
| Toilet space (15 in each side of its centerline) | −30 in |
| Widest vanity that fits | 66 in |
| Largest standard width (24-72 in) | 60 in |
| Spare (filler or extra clearance) | 6 in |
- OKSink centerline 30 in from the side wall: meets the 15 in IRC minimum.
- OKTwo sinks fit: 30 in apart, at least 30 in by the IRC minimum.
- OK39 in clear in front of the vanity (21 in IRC minimum).
- OK31 in clear in front of the toilet (21 in IRC minimum).
IRC figures are the 2021 model code (P2705.1, Figure R307.1); NKBA figures are design recommendations, not law. Your jurisdiction's adopted code decides.

Worked example
An 8 ft wall with the toilet beside the vanity
96 in wall, toilet on the same wall, 60 in from this wall to the tub opposite, 21 in deep vanity.
- IRC: 96 − (15 + 15) = 66 in available, so the largest standard vanity is 60 in, with 6 in to spare.
- Two sinks at the quarter points sit 30 in apart: meets the IRC's 30 in.
- NKBA: 96 − (18 + 18) = 60 in, still a 60 in vanity, but 30 in between sinks is under NKBA's 36 in, so plan one sink.
- Front: 60 − 21 = 39 in in front of the vanity, which meets both 21 and 30 in.
Buy a 60 in vanity: two sinks meet code, one sink meets NKBA's recommendation.
How we calculate
Start with the wall from side wall to side wall, or to a tub or tall cabinet. If the toilet shares the wall, it takes twice the side clearance: 15 inches from its centerline to the side wall and 15 to the vanity under the 2021 IRC (P2705.1 and Figure R307.1), or 18 and 18 under NKBA's recommendation. What is left is the widest vanity that fits; we then snap it down to a standard width.
A centered single sink sits half the vanity's width from each end. Pushed against a side wall, a 24 inch vanity puts its sink 12 inches from the wall, under the 15 inch rule as P2705.1 is written. Some jurisdictions read the lavatory rule differently (North Carolina's fire marshal, for one), so the planner flags it as a check, not a failure. Two sinks sit at the quarter points, half the width apart.
Front clearance is room depth minus vanity depth, and room depth minus toilet depth for the toilet. Assumption: until you measure, toilet depth is 29 inches from the wall to the front of the bowl; many toilets differ, so enter yours.

- 2021 International Residential Code, Chapter 27 Plumbing Fixtures (P2705.1, P2708.1) (International Code Council (ICC), as of Oct 26, 2026): P2705.1 item 5: a water closet, lavatory or bidet not closer than 15 in from its center to any side wall, partition or vanity, or 30 in center-to-center between adjacent fixtures; at least 21 in clearance in front of a water closet, lavatory or bidet. P2708.1: shower at least 900 sq in, at least 30 in minimum finished interior dimension, measured at threshold height up to 70 in above the drain; hinged shower doors open outward; exception 2: 25 in minimum dimension if the area is at least 1,300 sq in. P2708.1.1: access opening at least 22 in clear finished width
- 2021 International Residential Code, Chapter 3 (R303.3, R307.1, Figure R307.1, R307.2) (International Code Council (ICC), as of Oct 26, 2026): Figure R307.1: 15 in from toilet centerline to a side wall, 21 in clearance in front of the toilet and lavatory, 24 in clearance in front of the shower opening, 30 in shower minimum; R307.2: walls above tubs with shower heads and in showers finished with a nonabsorbent surface to at least 6 ft above the floor; R303.3: a bathroom needs 3 sq ft of window (half openable) unless it has artificial light and a local exhaust system sized per M1505
- Bathroom Planning Guidelines with Access Standards (National Kitchen & Bath Association (NKBA), as of Oct 26, 2026): recommended: 30 in clear floor space in front of every fixture; 18 in from toilet or bidet centerline to any fixture, wall or obstacle; 20 in from lavatory centerline to a side wall; 36 in between two lavatory centerlines; shower interior at least 36 x 36 in; lavatory height 32-43 in; 32 in clear door opening (code references based on the 2015 IRC)
- Bathroom Vanity Sizes (Kitchen Cabinet Kings, as of Oct 26, 2026): standard vanity widths 24, 30, 36, 48, 60 and 72 in; depths 20-23 in, most averaging 21 in; heights 30-36 in
- Lavatory Sidewall Clearance, Residential (code interpretation, 2018 NC Residential Code) (North Carolina Office of the State Fire Marshal, as of Oct 26, 2026): under the NC Residential Code, Figure R307.1 does not dictate a specific sidewall clearance to the center of a lavatory: an example of jurisdictions reading the lavatory rule differently
Vanity size by wall length (toilet on the same wall)
Widest standard vanity once the toilet clearance comes off the wall. Without a toilet on the wall, the whole wall is available, but keep the sink centerline rule in mind.

Code minimum vs NKBA recommendation
The IRC numbers are the legal floor in places that adopt the 2021 IRC unchanged: 15 inches to a toilet's centerline, 30 inches between fixture centerlines and 21 inches clear in front. NKBA's Bathroom Planning Guidelines are design advice from the kitchen and bath industry: 18, 36 and 30 inches. A bath built to the code minimum meets the model code, though your inspector applies the local amendments; one built to NKBA is easier to use.
Codes vary. Some states use the Uniform Plumbing Code, which sets its own clearances, so check with your building department before you order.

Questions
How much space do you need between a toilet and a vanity?
The 2021 IRC requires at least 15 in from the toilet's centerline to the vanity, and 15 in to a side wall. NKBA recommends 18 in. A toilet beside a vanity therefore takes at least 30 in of wall.
What size vanity fits a 5 ft bathroom wall?
With the toilet on the same wall, 60 in minus 30 in of toilet clearance leaves 30 in: a 30 in vanity by code, a 24 in vanity by NKBA. Without the toilet, a 60 in vanity fits the wall.
How wide does a vanity need to be for two sinks?
About 60 in by code, since two sinks at the quarter points sit 30 in apart, the IRC minimum. NKBA recommends 36 in between sinks and 20 in from each sink to a side wall, so a vanity between two walls needs about 76 in of wall; a 72 in vanity meets the 36 in spacing only with open ends.
How much clearance do you need in front of a vanity?
The IRC requires 21 in clear in front of a lavatory to any wall, fixture or door. NKBA recommends 30 in.
What is the standard depth of a bathroom vanity?
About 21 in, with most between 20 and 23 in. Shallower units help small rooms meet the front clearance.
Can a 24 inch vanity go against a side wall?
Its centered sink would be 12 in from the wall, under the 15 in lavatory distance in IRC P2705.1 as written. Some jurisdictions don't apply that rule to vanity sinks, so ask your inspector, or leave a gap.
