How we calculate
The Cost vs. Value report prices a defined remodeling project in each market and asks real estate professionals how much it would add to a home's sale price. The ratio of the two is the share of cost recouped.
You pick the project that matches your scope and enter what you plan to spend. We multiply your spend by that project's national recoup percentage to estimate the value added, and subtract it to show the net cost. If you add your home value, we show the change as a share of it.
The percentages come from fixed project definitions and national averages. Your market, your home's price point, how dated the old kitchen was, and when you sell can move the real number a long way in either direction.
Estimates, sources
Planning estimates and published guidelines, not quotes, designs or code rulings. Local prices, your home and your jurisdiction's adopted code decide the real answer: get local bids and check with your inspector.

Kitchen remodel ROI in the 2025 Cost vs. Value report
The smaller the project, the more of it comes back at resale. The minor kitchen remodel was the only room remodel in the report's national top ten.
| Project | Job cost | Resale value | Cost recouped |
|---|---|---|---|
| Minor remodel, midrange | $28,458 | $32,141 | 112.9% |

| Major remodel, upscale | $164,104 | $58,561 | 35.7% |
Remodeling to sell vs remodeling to stay
If you plan to sell within a few years, stay close to the minor remodel: paint or reface the cabinets, replace counters, sink, faucet and the oldest appliances, and keep the layout. Buyers pay for a kitchen that looks fresh and works, not for custom cabinet interiors.
If you plan to stay ten years, spend on what you use every day and count most of a major remodel as quality of life, not investment.

Questions
What is the ROI of a kitchen remodel?
In the 2025 Cost vs. Value report, a midrange minor kitchen remodel recouped about 112.9% of its cost at resale, a midrange major remodel 50.9% and an upscale major remodel 35.7%.
Does a kitchen remodel increase home value?
Usually, but rarely by the full cost unless the project is modest. Small, buyer-focused updates recoup the most; large custom projects recoup the least.
What is a minor kitchen remodel?
In the report: a 200 sq ft kitchen keeping its layout, with refaced cabinets, new counters, sink, faucet, an energy-efficient range and refrigerator, flooring and paint. Its 2025 national cost was $28,458.
Why does a minor remodel return more than 100%?
Because the estimated resale value comes from real estate professionals judging how buyers react. A dated kitchen can hold back a sale price by more than the cost of a modest update.
How accurate is this estimate?
It is a national average applied to your spend. Regional figures for the minor remodel ranged from 94.5% to 134.3%, and your own home and market can sit outside that.
Should I remodel my kitchen before selling?
Often a refresh beats a remodel. Talk to a local agent about what buyers in your price range expect before committing to a major project.
